Roofsouth was called to conduct a roof inspection at this location in Milledgeville, GA. This roof inspection reflects our findings and should be used to evaluate the overall condition of the roofing system.
The roof features three-tab contractor-grade shingles, which typically last 20 years or less. This roof appears to be approximately 15 years old. It is showing signs of shingle deterioration, and granule loss has been noted. Not all slopes are in poor condition; the issues are primarily observed on the front slope over the porch, the lower right side, and the south side of the back. Approximately 50% of the roof exhibits signs of granule loss and shingle breakdown. Additionally, there are indications of hail damage on the west side and front slopes of the house.
Several repairs have been undertaken, primarily to the pipe vents and exterior wall flashings. While the flashing seems to be functioning, it can be a potential source of leaks. Previous attempts to prevent leaks have deteriorated, revealing visible signs of leak pathways. The most problematic areas are the valleys and ridges, as these spots are more susceptible to leaks due to the flow of rainwater.
The ridge caps can be replaced, but the valleys require extensive repairs that may not justify the cost.
This roof is nearing the end of its lifespan and should be replaced soon. Although maintenance may extend the replacement timeline, there are no guarantees that this will prevent further leaks from occurring.
